At Residential Design Inc., custom projects begin with the submission of our Request an Estimate form, which allows our team to learn more about you, your project, and your unique needs. This step helps us gather essential details about your initial vision, goals, and overall project scope. After reviewing your submission, we will evaluate your project and assign the most suitable designer, along with outlining the expected timelines. From there, we schedule a complimentary 45-minute Discovery Meeting focused on getting to know you better, along with your goals and expectations for your future home. During this meeting, we will also introduce our team, walk you through our process, and outline our company standards to ensure clarity and alignment from the start. You are welcome to share any inspiration materials such as sketches, Pinterest boards, images, or photos of your property, as these help us better understand your style and vision. This information helps ensure we have everything needed to prepare an accurate project estimate.

Once the estimate is approved, we move into the Design Kick-Off Meeting. This is where we formally begin the design process and work collaboratively to establish the direction of your home. At this stage, we review zoning bylaws, architectural controls, and site-specific requirements, and explore schematic layout options to determine the most suitable approach for your property, lifestyle, and budget. We also begin early site planning, including home placement, orientation, and key site considerations. This meeting is focused on aligning priorities, refining direction, and selecting the preferred design path before moving into detailed floor plan development.

This is where design exploration and development take shape. Based on the direction established in the Design Kick-Off Meeting, we refine and develop detailed floor plans tailored to your needs, property, and budget. We begin with layout options and evolve them into a fully developed floor plan, incorporating functionality, flow, and design intent. A preliminary site plan is also prepared to show the placement and orientation of the home within your property. We then meet to present the floor plans, review design direction, and gather your feedback. Revisions are completed as needed to refine and finalize the layout before moving into the next stage.

This stage brings the architectural vision of your home to life. We develop the exterior design based on your preferred style, including detailed 2D elevations tailored to your home’s character. At this stage, we also develop basement design where applicable, ensuring lower-level spaces are thoughtfully planned based on your needs. You will have the opportunity to review and refine both the exterior and basement layouts to ensure they align with your expectations. Our Interior Design Team can also be engaged at this stage as an optional service, providing realistic 3D colour renderings to help bring the design to life and support clearer decision-making. They can also assist with interior and exterior finish selections, as well as overall material direction, helping to ensure a cohesive and well-coordinated final design.

What do i need to bring to my initial consultation
As much information as possible. Information about your lifestyle, needs for the home and preferred style. Photos of design features are a great way to convey what you like. Information on your property and any other plans you have for it.
How much does it cost to get plans?
The cost varies based on the complexity and size of your project. We offer a complimentary consultation so we can gather sufficient information to give you a proposal and estimate for our services.
Do you provide cost estimates?
We can give generic pricing based on current industry averages but highly recommend that you get construction cost estimates from prospective builders. If you are wanting recommendations, we can connect you with qualified builders. They can provide you with more specific pricing to help in establishing a project budget and once the design drawings are complete, we provide sufficient information to get final pricing done.
Can I see my home in 3D
Yes, we include one high-quality colour rendering for the exterior of the home with each custom home design. Realistic 3D coloured renderings go that next step and show you exactly what your home will look like. You can provide us with your finish selections or one of our Finishing Consultants can guide you through selecting your finishes.
Do you provide everything I need to get a building permit?
We provide everything you need with the exception of items that typically come from suppliers and trades. These include engineered truss drawings, mechanical and electrical equipment specifications and unique product specifications.
Do I need a Geotech Report
The structural design of your home is based on the soil conditions. It is always recommended that you have a Geotech report of your property if our consulting engineer is not familiar with the soil conditions in your building area. If you are building in a new area, the developer was likely required to get a Geotech report for the entire development. If you are building at a lake or rural location it is more likely that a Geotech will be required.
Do I need a Survey of my property?
We are able to get the dimensions of your property from ISC (Information Services Corporation). If your property has existing buildings, trees or other features that you want designed around we need a survey showing the size and location of those items. If your property is sloped, it is best to get a topographical survey so we can design your home to suit the property.
