At Residential Design Inc., multi-family projects begin with our Request an Estimate form, which helps our team gather essential information regarding project scope, development goals, timelines, and overall requirements. Once we review your submission, we schedule a complimentary 45-minute Discovery Meeting with one of our designers. This meeting is focused on understanding your ideas in more detail, aligning expectations, and confirming the overall direction of your project. Following the Discovery Meeting, we provide a proposal outlining the recommended scope of work and associated fees.

Acceptance of our proposal or estimate initiates the design process. Due to the economic and feasibility considerations of multi-family developments, this process begins with site planning. At this stage, we evaluate zoning bylaws, architectural controls, and building code requirements to ensure all regulations are addressed from the start. We explore multiple design options through schematic sketches to determine what works best for your site and project requirements. These early concepts provide a general understanding of building size and layout, and include key site elements such as parking, playgrounds, and refuse/recycling areas.

Once the preliminary concepts are prepared, we schedule a Design Kick-Off Meeting to review the various site layout options together. During this meeting, we walk through the strengths and considerations of each approach, refine the direction based on your feedback, and work collaboratively to select the site layout that best aligns with your vision, project goals, and development potential.

With the schematic site plan established, we move into detailed design of the building(s), including floor plans, exterior design, and a fully developed site plan. Our design team works closely with you to consider your target market, budget, and functional goals to refine a design that meets all key objectives. We begin with floor plans, followed by exterior design, with opportunities for review and feedback at each stage. All drawings are presented in clear 2D black-and-white format. In addition, our Interior Design Department can provide realistic 3D colour renderings to better visualize the development and support marketing efforts.

Robinson Residential’s drawings are trusted for their clarity and level of detail, helping to reduce delays and improve efficiency on site. We identify required consultants based on the scope of the project and coordinate with them to support a smooth development process. We also guide you through necessary construction specifications aligned with your design and applicable multi-family building code requirements. Once complete, you will have a full construction-ready drawing package suitable for permit submission and for construction!
FAQ
What do i need to bring to my initial consultation
As much information as possible. Information about your development and site as well as an outline of what would be needed to make the project a success. Any thoughts on preferred style. Photos are a great way to convey what you like. If you don’t know where to get started perhaps we can meet and work together to decide on the best course of action.
How much does it cost to get plans
The cost varies based on the complexity and size of your project. After the initial consultation we can give you
more information and provide a proposal and estimate for our services.
Do you provide 3D drawings?
Yes, we have a variety of options for showing you your project in 3D. Black and white perspectives and virtual tours are a great way to make sure you are happy with the form and features. Realistic 3D-colored renderings go that next step and make for a great addition to a marketing package. You can provide us with your finish selections or one of our Finishing Consultants can guide you through selecting finishes.
Do you provide everything i need to get a building permit?
We provide the building design drawings for the project. There may be items such as engineered truss drawings, equipment specifications and unique product specifications that typically come from suppliers and trades. Large scale projects often also need engineered plans for civil, mechanical, electrical, structural, and energy code compliance.
Do i need a geotech report
It is always recommended that you have a Geotech report of your property if the consulting engineer is not familiar with the soil conditions in the area. If you are building in a new area, the developer will likely required to get a Geotech report for the entire development. If you are building at a lake or rural location it is more likely that a Geotech will be required.
Do I need a survey of my property
We are sometimes able to get information about properties from open-source data but a survey or real property report is ideal. If your property has existing buildings, trees or other features that you want designed around we need a survey showing the size and location of those items. If your property is sloped, it is best to get a topographical survey so we can design your building or buildings to suit the property.
